“Kaisha no Shikumi: Earning Beyond the Till”, Chapter 5: Takashimaya: The Department Store Loses Money, the Property Business Makes It

Book’s reference date 2026-08-24 / data last checked 2026-10-20

Key points in this volumeA company's profits depend not just on what it sells, but on who pays, and what they pay for.

Of ¥53.5 billion in consolidated operating income for the year ended February 2026, the department store business accounts for ¥33.4 billion, or 62.4%. In money terms the department stores are still the largest.

By margin, though, the department store business is 3.8% against 18.1% for commercial development and 22.1% for finance (calculated). In the pandemic year ended February 2021, the department store business posted an operating loss of ¥21.3 billion while commercial development made ¥5.9 billion and finance ¥4.3 billion.

Figures from the book

Takashimaya in the year ended February 2021: in a year when department stores lost ¥21.3 billion, commercial development kept ¥5.9 billion and finance ¥4.3 billion
Takashimaya's profit and loss by business (figure from Chapter 5 of “Kaisha no Shikumi: Earning Beyond the Till”, in Japanese)

The move that changed Takashimaya

Combine specialty shops, offices, and homes in the department store buildings, and bring income from tenants up to the scale of the department stores themselves.

The Nihombashi Takashimaya Shopping Center opened in 2018, adding about 125 specialty shops to the department store. Reinvestment at Tamagawa continued, and in November 2023 the Tachikawa store was turned over entirely to specialty shops. The company calls this form, a department store at the core with specialty shops, offices, and homes around it, town building.

Coverage in the book

  • In the Years the Department Stores Lost Money, the Tenant Side Made It
  • In the Year Ended February 2026 the Margins Were 3.8% at Department Stores and 18.1% at Commercial Property Development
  • Segment Operating Profit Across Nine Fiscal Years
  • The Rent Goes to Toshin Development
  • Building Around a Department Store
